Why should I have a Home Inspection?
Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties, you will want to learn as much as you can about the newly constructed or existing house before you buy it. An IM Home Inspection may identify the need for repairs or builder oversights, as well as the need for maintenance to keep it in good shape. After the inspection, you will know more about the house, which will allow you to make decisions with confidence. A seller may wish to have an inspection to learn of potential issues now, before your sale is held up later. 

 

The house I am buying was recently remodeled, do I still need an inspection?
Yes, a remodel may or may not only cover cosmetic issues. A home inspection covers the homes components beyond fresh paint and new counter tops.

 

What does a Home Inspection cover?
A Home Inspection is a visual and non-invasive examination of a houses structure and components. My report will cover the condition of the home's heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; visible insulation; visible issues pertaining to walls, ceilings, floors, windows and doors; the foundation, basement and structural components.

 

Will the House be graded? Can the House fail?
No house is perfect. If IM Home Inspections identifies problems, it does not mean you should or should not buy the house, only that you will know in advance what to expect.

 

Will You Do the Repairs?
No, I am not a contractor looking for work. It would be unethical to recommend repairs and then charge you to do them. It is also illegal for a Home Inspector to work on a house they have inspected with in 12 months of an inspection.

 

Should I attend the Inspection?
While not required, I highly recommend my clients make time to join me on my visit. This allows you to observe the inspection, ask questions as you learn about the condition of the home, how its systems work, and how to maintain them. After you have seen the property with me, you will find the written report easier to understand.

 

Can you do the inspection after I get off of work?
It is unsafe and unwise to do an inspection after dark, as there is too much potential to miss important aspects of your home. During the summer months when there is adequate day light, I can make special appointments later in the day.

 

When I get the written report?
Your report will generally be emailed to you on the same day. Summer evening inspection reports, and in certain circumstances, reports will be emailedwithin 24 hours.
